Tiny home/living has become very popular over the years. It is always exciting to work on the teeniest tiniest of space to show people just how spectacular they can be! This time, enter the cutest 10x10 tiny home you can imagine. It sits lakeside and is so inviting you are going to want to pack up and move right on in! This tiny home needed to pack a huge punch so I started with the exterior paint. I wanted it to be eye catching but also keep some of it natural to fit with the nature it is surrounded with. I started with painting the exterior of the home with BEHR MARQUEE® Exterior Flat Paint & Primer, in the colour Graphic Charcoal N500-6. I then used the same product and finish in Billowy Down 780E-1 to make the door and the window trim pop. Both are available exclusively at The Home Depot and the product offers superior fade protection and advanced dirt resistance, which was really important for me to ensure my client can enjoy the results of the tiny home for years to come. I kept the window and door slats, the roof awing and the deck a natural wood colour to really tie into the outside landscape. As a second phase to this project, I will be staining the deck with BEHR PREMIUM® Transparent Waterproofing Wood Finish to extend its life while highlighting the natural beauty of the wood surface. The results are clean, stunning and eye catching. To complete the exterior, I installed Schlage’s Connect™ Touchscreen Deadbolt in a chic Matte Black finish. This system is one of the most advanced keyless door technologies I’ve ever encountered, and it’s simple to install. Schlage Connect™ works with Amazon Alexa, Google Assistant, ring, SmartThings, and SmartHome and pairs with most home automation and alarm systems. The deadbolt senses the slightest vibrations or movement of the door and immediately alerts you with an audible alarm, giving you additional protection from break-ins at the door. It’s easier than ever to stay connected to your home from anywhere and gives you peace of mind. Now let’s head inside. My main tip to making a space look larger than it really is…keep it white and light. I used BEHR MARQUEE® Paint and Primer in the colour Billowy Down again for the four inside walls continuing from the floor all the way up to the ceiling. I opted to keep the floor and the ceiling in a natural wood finish keeping with the outside theme and adding that natural organic feel. I used BEHR® Fast Drying Water-Based Polyurethane Floor Finish to seal the floor as it’s designed to prolong the life of your wood surface and create a smooth, lasting finish. It also added interest and focal points with having the two colours in the space. Then comes the styling. I had SO much fun choosing furniture and décor from Walmart Canada. I was impressed with their selection of stylish and affordable décor, furniture and accessories. They truly stick to their motto of helping Canadians get the look they want at everyday low prices. The value and pricing were truly amazing. From sturdy bunk beds and patio furniture to rugs, gorgeous artwork and décor, lighting and bedding I was able to finish this entire space with a one stop shop at Walmart. Now what sleeping space is not complete without the most comfortable bed you can imagine (and if you know me you KNOW I value sleep!). Another thing I value is shopping local whenever I can! In this tiny space I added two Endy mattresses that are proudly made in Canada and is Canada's leading online mattress brand. You just cozy into these mattresses that have the optimal balance of comfort and support. They are made with open air cell technology, keeping it breathable and cool all night long. It also minimizes motion transfer, so you won't feel your partner's movement through the night. Let me tell you, this is where I’ll be sleeping this summer!

If you decide to insulate we recommend you use rigid foam insulation between each post. In most cases you will be adding the insulation to the outside of the wall and then cover it with siding for the wall or shingles.Building Permit – Most bylaws do not need a permit for a footprint of under 108sq ft2. Be sure to check your local bylaws and setback requirementsFoundation – Your structure can sit of many types of foundation including decks, patios, gravel, concrete slabs, pressure treated wood bases on footings. Remember to choose a location that has good draining and adequate clearance.Installation - Most of our customers build the bunkies themselves and take pride in the finished product. Easy to use instructions and video assist with the process. If you prefer to have it installed, we recommend a local decking company or contractor. If you live in Ontario we can recommend some contractors.Roofing – The Bunkie comes with a wood roof ready for a metal, corrugated or shingle outer protection roof. The outer roof is not included but can be purchased at any local hardware store. We can provide specs so you order the correct amount.Stain – Your Bunkie comes unfinished. Once you have built the Bunkie we recommend sanding the exterior with a 60 grade sandpaper. You then can do 2 coats of the stain of your choice (we like the Sansin SDF). Speak with a local hardware store about the stain remembering to have UV protection and stain that repels water.What is not included The foundation that the Bunkie sits on. The outer roofing such as shingles and the stain.How the Bunkie is Shipped – The Bunkie is prefabricated, flat packed and shipped on standard pallets. DELIVERY – Ontario ResidentsOption 1 - Pick Up: You could schedule to pick up the bunkie kit at our factory in Rockwood, ON. You’ll need an open double-axel trailer (with no sidewalls) that can safely fit a 14-16′ x 4′ x 3.5′ pallet weighing 2500-3000 lbs. Or you could open the pallet and load it into your mode of transport.Option 2 – Group Delivery - Ontario – This is the most common (what is included in your shipping when you check out). We deliver your Bunkie along with others in your area on a specific day with a 24’ flatbed truck and forklift. Please let us know if there is any issues with access or landscape issues.Option 3 – Private Delivery - We recommend this method for marina or water access only locations, difficult terrain, hard to access locations, gated deliveries, and for people who require delivery on a specific date and time. For this method, our driver has a pickup truck and flatbed trailer. With this option, you will need a couple of hands to help unload the pallet upon arrival. This method doesn’t have the convenience of a forklift but has the bonus of being able to choose a specific date and time and is great for tougher to reach areas.
