Project consists of three stories above grade and partial basement. Building program includes main common atrium space, resource center, office space, English and computer classrooms, four culinary labs/training kitchens, nursing aid training lab, cafeteria, and outdoor terrace. The students served are college-age.This project was designed to accommodate multiple tenants: Community Capital Corporation /Carlos Rosario International Culinary School, the second campus for adult education public charter school; Community Capital Corporation - headquarters office space; and Ana G. Mendez University System, expansion campus for higher education university program. Challenges included working with all three groups, compiling program and building planning to accommodate individual requirements and specifications.Project scope included signage design as well as FFE specifications and procurement for entire building. The unique building design responds to the clients’ needs and program, as well as the irregular site and urban constraints. It is an icon for the main building tenant, Carlos Rosario; the atrium and cafeteria are used for major events and celebrations.Shinberg.Levinas is also working with Carlos Rosario on their first campus at Harvard St, and will be advising the school on their plans for expansion on a third site. BIM was utilized by the architectural team from schematic design through construction administration phases, with the integration of a structural Revit model starting with design development. Use of 3D modeling software continued during construction administration.The general contractor’s mechanical, plumbing, and fire suppression subcontractors used the model as a base for incorporating their scope of work. The further detailed model was utilized for clash detection and coordination during the submittal process, prior to fabrication and installation of systems.The building is clad with an exterior insulating finishing system. The exterior finish was developed specifically for Shinberg.Levinas, with the introduction of mica chips in order to create a stone look and a more reflective surface. By locating all of the insulation outboard of the building structure, the design minimizes thermal bridging, resulting in a more energy efficient building for the client.The secondary drainage plane is located behind the insulation, and acts as a safety net to fight water infiltration into the building structure. The glass at all curtainwall and window surfaces has a ceramic frit pattern on the #2 surface of the insulating glass panel. The frit blocks extra sunlight from entering the building interior, while reducing reflection and glare within the interior spaces. The frit pattern does not impede the dramatic views of Washington DC.The project has achieved LEED Gold certification, with these and other strategies, including water efficiency, optimized energy performance, community connectivity, building reuse, and green cleaning program. By using less water and energy, the building saves money for the school, protects our nation’s water supplies, reduces greenhouse gas emissions and contributes to a healthier environment for the student community and the city.Recently, Carlos Rosario was selected as award-winning design in the American Institute of Architects (AIA) Potomac Valley 2017 Design Awards competition.
