Gavin - UK PROPERTY INVESTMENT OUTLOOK FOR 2023 There are already signs that the UK property market is cooling off… …since interest rates have steadily risen and are hindered by the ongoing cost of living crisis. Which means that average homebuyers are less inclined (and less able) to buy up property. Does that mean that the UK market is heading for a sharp correction as many are predicting, or will there be a slight drop in the aggressive house price growth we have seen over the last couple of years? Well, regardless of the severity of next year, and despite the general economic pessimism, many experienced property investors are clearly looking to increase their portfolios in 2023. The next 12-18 months will certainly provide investors with a less competitive environment and there will undoubtedly be some interesting deals to be done. It’s still hard to see a major crash and some kind of feeding frenzy for investors, given the underlying mismatch of supply and demand, a relatively mature housing sector, and continued access to finance options. The other thing to say is that rents are rising and landlords who understand numbers and have the support to do all the hard work are continuing to make their investments pay off and acquire new properties. In 2023, investors are also likely to be more discerning about where they invest, to minimise their void risks and achieve above-average yields, currently a mere 4.7% across the UK. # uk #property #investing #investment #2023 #outlook
