Utrecht is one of the fastest-growing urban areas in the Netherlands. To sustainably manage this densification, the municipality has set high standards for Healthy Urban Living and has designated two density and height “peaks” within the city. One of these peaks is the Leidsche Rijn station area, for which the AIR Utrecht residential development is the iconic final element. This new urban quarter offers a rich urban living experience by being simultaneously dense, permeable and socially engaging. AIR offers a unique combination of urban living in a green healthy environment by offering a mix of living and working for a wide variety of target groups. Despite the high density, the new city district is small-scale and well-connected to its surroundings. At the centre of the development is Stockholmplein, the main public square. From there, various sized alleys lead to a network of semi-public green courtyards including a contemplation garden, herb garden, and reading garden. These are inspired by the courtyards and monastery gardens found within the historic city center of Utrecht. The green courtyards and facades, the roof gardens and terraces collectively make AIR an oasis in the middle of the city. The three towers form a harmonious ensemble with a focus on the human scale achieved through different heights, a fine urban grain, detailing and a range of green public spaces. The towers are designed to allow for plentiful daylight while preventing undesirable strong wind currents in the public spaces. The plinth is divided into smaller buildings fitting in with the existing surroundings. The architecture with balconies, recessed window frames, patios, setbacks, loggias, and roof terraces is airy and expressive. Just as with the courtyards, each building has its own identity. Tower 1, clad in traditional masonry, progressively steps back as it rises in height. Tower 3, has a more classical plinth-body-crown articulation with an open and green facade, composed of all-sided stacked green terraces giving the building the atmosphere of a green oasis. Together the collective functions have been devised to bring added value to the neighbourhood. The restaurant of Tower 3 utilizes fruit and vegetables produced from the surrounding roof gardens. The plinth features a multifunctional space that can open towards the central square and provide an outdoor theatre and music performance space.
United by an emphasis on wellness, One Bangkok is a large-scale, dynamic master plan that fuses Class-A office space with diverse hotel and retail offerings, creating a sense of exploration and community within the site.

Общие положения Концепция отдельно расположенных жилых корпусов многофункционального жилого комплекса, с подземными автостоянками, расположенных по адресу: г. Москва, ЮВАО, ул. Золоторожский вал, вл. 11. Объект: Символ , очередь 1 Б, первый пусковой комплекс (корпуса 28, 33). Градостроительная ситуация. Генеральный план Проектируемый жилой комплекс расположен в Юго-Восточном административном округе Москвы, район Лефортово, ул. Золоторожский вал, вл. 11. Местоположение участков обеспечивает хорошую транспортную и пешеходную доступность к проектируемому комплексу. Ближайшая станция метро Площадь Ильича . Участок расположен на территории бывшего завода Серп и Молот . В рамках реорганизации промышленных территорий Москвы разработан проект планировки территории бывшего завода с размещением на ней комфортной многофункциональной городской среды с жилыми кварталами. Существующая окружающая застройка в основном представлена промышленными и административными строениями постройки середины XX века. На территории участков под застройку расположены здания, которые по проекту подлежат сносу. Внутри дворовых и прилегающих к жилым корпусам территорий предполагается благоустройство: устройство проездов и пешеходных дорожек, посадка крупномерных деревьев, кустарников, цветников, устройство детских и спортивных площадок, наружное освещение, малые архитектурные формы (скамьи, урны, беседки). Автомобильные проезды имеют асфальтовое покрытие, а тротуары и пешеходные дорожки покрытие из брусчатки. Придомовая территория комплексов охраняемая, поэтому проектом предусматривается ее ограждение с устройством контрольно-пропускных пунктов. На территории жилых корпусов (исключая территорию внутреннего двора) организованы крытые площадки для хранения мусорных контейнеров на удалении от здания. Архитектурно-планировочные решения В основу объемно-планировочного решения жилых комплексов, была заложена концепция дизайн-кода, разработанного компанией UHA, техническое задание, инсоляция жилых помещений, ориентация по сторонам света и видовым точкам, а также удобство эксплуатации и проживания. Корпус №28 (6-17 этажей) Фасад жилого корпуса разбит ярко выраженными горизонтальными полосами разной толщины для придания динамичности фасаду. Различные по высоте секции создают привлекательный силуэт здания с высотными доминирующими акцентами из более высоких секций. Диагональные линии на фасаде соединяют разные уровни, что позволяет объему фасадов восприниматься как единый архитектурный образ. Корпус №33 (23-27 этажей) Фасад высотного жилого корпуса визуально разбит на отдельные, различные по высоте объемы-секции, что позволяет увеличить количество панорамных видов на бульвар и центр города, в том числе на Кремль. Верхние уровни секций скошены под углом, что создает впечатление непрерывности и растущей формы объема здания. Углы секций корпусов скруглены, в результате чего смягчается общее впечатление от фасадов. Плавные вертикальные линии на границе, выступающих на разную глубину различных по материалу фасадов (навесных фасадов, облицованных градиентной плиткой и навесных фасадов из светлых композитных панелей), разбивают однообразный фасад дома и придают всему зданию нестандартный и запоминающийся образ. Общие фасадные решения Внутренние дворы жилых корпусов огорожены прозрачными заборами и ориентированы на бульвар, что обеспечивает привлекательный вид со двора и из жилых помещений квартир. В каждом жилом корпусе предполагается устройство центрального входа с последующим проходом в жилые подъезды через изолированный внутренний двор, что обеспечивает повышенный уровень безопасности жильцов Лестнично-лифтовые блоки жилых секций как правило ориентированы на север, что обеспечивает максимальную ориентацию помещений на юг и хорошую инсоляцию жилых комнат. Жилой корпус №28 Жилой корпус с переменной этажностью 6-17 этажей. Общая площадь здания 41 103 м 2 , жилая площадь 20 877 м 2 (301 квартир). Здание имеет двухэтажный подземный паркинг на 266 м/м и автомойку на четыре поста в уровне -1 этажа. Подземный паркинг объединен подземным пешеходным переходом с паркингом жилого комплекса №33. Между первым и вторым этажом предусмотрен технический проход для сбора инженерных коммуникаций, высотой 1750 мм. На первом этаже предусмотрено размещение главного входа в здание, входных групп, технических помещений и коммерческих площадей, предназначенных для сдачи в аренду (магазины, кафе, офисы и т.д.). Технические помещения расположены в зоне паркинга на -1 этаже. Жилой корпус №33 Высотный жилой корпус переменной этажности 23-27 этажа. Общая площадь здания 50 625 м 2 , жилая площадь 34 149 м 2 (436 квартир). Здание имеет одноэтажный подземный паркинг на 77 м/м. Подземный паркинг объединен подземным пешеходным переходом с паркингом жилого комплекса No28. Сбор инженерных коммуникаций жилых этажей предполагается осуществить под потолком паркинга на -1этаже. На верхних этажах предполагается устройство панорамных квартир с видом на парк и центр города, в том числе Кремль. Решение по отделочным материалам и фасадам Декоративно-художественное решение фасадов предусматривает устройство навесных фасадов с наружным утеплением жесткими минераловатными плитами. В качестве вариантов облицовочного материала стен предполагается использование двух основных типов материала: композитные алюминиевые панели и фасадная плитка. Светопрозрачные конструкции алюминиевые или пластиковые оконные блоки. Заполнение свето-прозрачных проемов на первых (коммерческих площадях) фасадная алюминиевая система, со встраиваемыми створками. Кровля выступающих за основной контур встроенных коммерческих помещений и кровля здания – неэксплуатируемые. На кровле здания предполагается расположить инженерное оборудование. Конструкция покрытие террасы выполняется по системе Технониколь . Конструктивное решение Конструктивная схема здания представляет собой связево-каркасную систему, состоящую из монолитных стен, перекрытий, колонн и балок. Все несущие конструкции выполняются в монолитном железобетоне (стены подвального этажа, стены лестничных клеток, лифтовые шахты, диафрагмы жесткости, колонны, балки и перекрытия). Пространственная жесткость и устойчивость здания обеспечивается совместной работой несущих монолитных железобетонных конструкций пилонов, стен жесткости, объединенных монолитными дисками перекрытий. В качестве заполнения наружных ненесущих стен предполагается использовать пенобетонные блоки. На зданиях запроектированы следующие виды и участки кровли: неэксплуатируемая высотная часть, эксплуатируемая высотная часть; эксплуатируемая кровля подземной части с возможностью проезда наземного транспорта, в т. ч. проезда пожарных машин. Отведение воды предусмотрено внутренним водостоком. Отмостка выполняется по периметру зданий из брусчатки по бетонному основанию на цементно-песчаном растворе. Внутренние межквартирные стены и перегородки – керамический кирпич М-100, межкомнатные перегородки пазогребневые блоки толщиной 80 мм. Стены мокрых помещений санузлов и кухонь влагостойкие пазогребневые блоки толщиной 80 мм. Генплан и благоустройство Основные решения по генплану выполнены в соответствии с архитектурно-планировочной концепцией LDA DESIGN и UHA London. Проектом предусмотрено благоустройство внутри дворовых и прилегающих к корпусам территорий. На участках предусмотрено устройство наружного освещения, высадка крупномерных деревьев, газонов, цветников, устройство малых архитектурных форм, детских и спортивных площадок. Внутренние дворы комплексов ограждены с контролем доступа. Предусмотрены мероприятия и условия для беспрепятственного передвижения маломобильных групп населения. Социальные объекты, школы, детские сады Социальные объекты, школы и детские сады планируется строить в последующих очередях строительства. На общей территории бывшего завода Серп и молот планируется построить две школы на 1 120 и 1 240 человек, поликлинику для взрослых на 256 мест и детей на 85 мест, 7 встроенных ДОУ на 100 мест и одно отдельностоящее ДОУ на 330 мест. Для проектируемых жилых домов очереди 1Б требуется 440 мест в школе и 440 мест в ДОУ. Автостоянки Проектом планировки территории предусмотрено размещение в очереди 1Б (1 пускового комплекса) 940 машиномест в подземных автостоянках. Запроектировано 1074 м/м, из них 984 м/м в 1-2-х этажных подземных автостоянках и 90 гостевых м/м на открытых наземных стоянках.
