For rapacious New York developers, nothing is more inconvenient than an old house, except perhaps for old tenants who refuse to move out. Such has been the plight most recently of Joseph P. Beninati's Bauhouse Group, which has been blocked from building a luxury skyscraper on Sutton Place by the tenacity of an 81-year-old brownstone resident named Herndon Werth. In such circumstances, developers like Beninati may lust for the power of Leonid Brezhnev, the Soviet dictator who razed deep-rooted neighborhoods to build anonymous housing blocks. Instead New York should consider the plans of Brodsky and Utkin, two Soviet-era architects whose ideas are back in circulation. Alexander Brodsky and Ilya Utkin were 'paper architects'. In other words, their buildings were never built. In the hard-line USSR of Brezhnev, Andropov and Chernenko, their creativity was unacceptable, so they submitted outlandish proposals to international competitions. Presented in elaborate etchings, their proposals won prizes. Published in a book, the images attracted admiration from architects worldwide. Then the book went out of print. Twenty-four years later, a dozen Brodsky and Utkin etchings are now on view at the Tate Modern. And Princeton Architectural Press has republished Brodsky and Utkin in an elegant new hardcover edition.... Essay by Jonathon Keats.
